Bryan Wittenmyer...

Bryan Wittenmyer is called a real estate technician who started investing in 1984.  He is self-employed, has never attended a university but educates himself through newsletters, journals, books and audiotape lectures.  His claim is successful creative real estate investing.  He doesn’t consider himself a property owner but an investor busy purchasing, selling, renting and leasing properties. Bryan Wittenmyer has been on the board of directors of Real Estate Investment Association of Berks County for over three years.

Among his books are Perpetual Income  and The Hidden Secrets of A Real Estate Technician.  In “Perpetual Income” Wittenmyer covers in detail how to build a cash flow that can last many years into the future. It is a system of investments where you can spend the revenue without having to worry about consumption of the principal of the asset. Your primary target for investment is lower income housing – not slums just low-priced housing. “Perpetual Income” pays for itself giving you both cash flow and new equity each month and still leaves you with substantial asset protection.

Wittenmyer says, “I’m the first to admit this area of investing isn’t for everyone, In fact, many folks just are not cut out to be landlords.  But in many cases, this is due to paying for fix up methods, or faulty revenue collection techniques.”  In Wittenmyer’s book you can expect to learn how to get houses free and clear in 5 years, find bargains for $3,000 - $15,000 each, the secrets of getting owner financing, dozens of low-budget, money stretching rehab and repair tips, specific cash-flow rules and guidelines, finding free or almost free “salvage” houses, water, sewer and property tax traps, tax sale secrets, unique business philosophies, reverse pyramiding and deconstructing debt and much more.

Equally important is his book, “The Hidden Secrets of a Real Estate Technician” wherein you can learn how to draft a deed, purchase options, search a title, understanding mortgages, trust deeds and note liability. Drafting notes, assignment contracts and many more beneficial tips for real estate investment. Bryan Wittenmyer’s book contains information generally unavailable to serious property investors related to real estate law; which he claims you can do without using an attorney or title company. Bryan has extensive experience doing much of his own conveying and contract drafting and will be the first to admit there will be times when an attorney or title company will have to be used.  But his information manual is for the serious investor who wants to save thousands of dollars in legal fees and document preparation.  Bryan Wittenmyer offers advise on creative real estate investing and developing and managing cash flow streams.
