Joe Kaiser is a
successful real estate investor whose focus is foreclosures
and lease options. He began his investment career in the
mid-1980s after attending a Clair Crrosted seminar. He was
highly influenced by Mike and Irene Milin, Mark O. Haroldson
and Tony Hoffman. Despite what he learned from them
however, he soon found his specialty was in foreclosures and
lease options. He mastered the tracking system for
motivated sellers. Joe deals in about fifty properties per
year and sells his real estate courses and strategies.
Among his works are "The Hunt for Abandoned Properties",
"The Ultimate Lease Option Strategy", "Mitigate
This! The "Short Sale" Alternative for
Investors on the Cutting Edge” and "37 Ways to
Bulletproof Every Foreclosure Deal".
Joe Kaiser knows how to do real estate
deals and teaches from his own experiences as well as
theory. His rationale is to contact the “tired landowners’-
the owners of unoccupied homes and those who have filed
eviction lawsuits. He outlines his strategy on how to make
a deal that clicks. He teaches you how to put his system
into place and helps you identify and purchase the
properties you want in a systematical and organized method.
Joe Kaiser says that abandoned properties can be cheap and
he concludes that the final buyer will pay so you don’t have
to use your own money.
His course covers topics including identifying
the property and its owner, how to tour and offer a package,
to “prehab” and “flip” and how to retail for and maximize
returns with minimal risks and to ensure that you are paid.
He also offers software, which is a property acquisition
package that automates the procedures. Joe Kaiser says
almost anyone can use this system profitably. He claims
that the lease-option investors can avoid setting off the
due-on-sale clause in the property’s mortgage if they do it
“correctly”. Joe Kaiser offers his experience and advice as
well as his success story.
