Lonnie Scruggs was born and raised in Virginia.
For 35 years he has owned, rented, managed and maintained
his own rental properties. After exhaustion from
landlording, Lonnie began selling off his properties and
started buying discounted notes and mortgages. This wasn’t
easy and he developed a way to make his own buying, selling
and financing used mobile homes work for him. He found he
had little competition and was now earning high yields.
Lonnie shares his information and experience in two books
entitled, Deals on Wheels and Making Money with
Mobile Homes. He has taught many people all over the
country how to create their own mobile home money machine.
He has recently authored a new book called, Taking the
Mystery Out of Money. This book teaches you what you
may never have learned in school about money and financing.
In his most recent book you can expect to learn about Lonnie
Scruggs personal experiences, his first deal, how to work
with park owners/managers, how to finance and some of the
buyers biggest concerns. He will share information on how
to make the best profits by teaching you the ins and outs of
how much to pay and how much to sell for, understanding a
quick flip, how to find your mobile homes, understanding and
using classified ads, buying from private sellers, running
your own ads, bulletin boards, best source of leads,
deadlines in your offers, looking in “bad” parks, new homes
vs. used homes, working with dealers, what to look for,
negotiating the price, the “squirrel dog technique”,
interest, the sales contract, selling “as is” and
understanding the truth in lending statement, promissory
notes, insurance and personal property taxes, title
transfer, dealer regulations, and tax ramifications. Along
with all of this Lonnie teaches a bit about lease/options
and record keeping. He offers some excellent forms in his
appendix and lots of sound advise. Lonnie is one of the
most respected national instructors on the topic of making
money in used mobile home business. His instruction focuses
on making money with mobile homes but these principles have
been proven applicable in many kinds of real estate
investment.
